- You are managing the site for an owner who is not here — reporting on occupancy and incidents, approving small spends, coordinating with the gate vendor when the keypad dies again, and keeping the file that says the site was run properly.

- Having to explain an incident to an owner with no record of what happened. You are judged on whether the file holds up, not on whether you were unlucky.
The gate alarms at 2:40 AM. Whose phone rings?
At most facilities it is the on-site manager, and after that there is nobody. Which means a person half-asleep has to guess whether a tenant is retrieving something from a unit at an odd hour, which is allowed and happens, or a crew is working the row with bolt cutters. Guessing wrong in one direction wakes an owner for nothing; guessing wrong in the other means twenty doors by sunrise. Coverage on the aisles alongside the gate log turns the guess into a look — the manager or an operator sees a single tenant at their own unit and lets it go, or sees a vehicle reversed up to a row it has no account on and acts on it while it is still one door instead of twenty.

“Tenants have 24-hour access. How is anyone supposed to tell them from a crew?”
By what the behaviour looks like, not by the hour. A tenant enters on their own code, drives to their own unit, opens one door and leaves. A crew enters on one credential and works a row, or comes in behind a legitimate vehicle without a gate event at all. Tying the gate log to aisle coverage makes those two patterns obvious in seconds — the point is not restricting access, it is knowing which access you are looking at.
“We have a keypad and a camera on the gate. Isn't that what everybody has?”
It is, and that is exactly why crews are not deterred by it. A gate camera records the entry it was given a code for and sees nothing of what happens once a vehicle is inside the fence. The gap that gets exploited is the rear perimeter and the aisles behind the front building, where there is no code, no log and no view. That is where coverage actually changes the outcome.
“Every door in the aisle looks identical on video. What good is footage?”
Only if the cameras are hung as a general view of the aisle. Positioned down the aisle at door height with unit numbering legible in frame, a clip tells you which door, which vehicle and which minute — and with the gate log beside it, which credential was used to get in. If footage cannot resolve a unit number it is not evidence, it is reassurance, and we would rather place fewer cameras that resolve than more that do not.

Your lease says what it says, and we are not going to advise you on it — that is a conversation for your own counsel and your broker, and we will give them the system documentation they ask for. What we can say operationally is that the facilities that struggle after an incident are the ones that could not produce anything. A clear record of who entered and what happened tends to shorten a dispute rather than open one.
“I'm not trenching five acres of drive aisles.”
You do not have to. Most of a storage site's coverage hangs off the buildings that are already there and already have power, with wireless links bridging the rows that do not. The trenching conversation usually only comes up for a far perimeter run, and that is normally the one place where a cellular unit is cheaper than the excavation.
“We're planning to sell or refinance within a couple of years.”
Then build for what a buyer's lender and insurer will ask to see, and do not build past it. A documented gate audit trail, working aisle coverage and a retention period you can prove is what gets reviewed in diligence. Putting in more than that on a site you are trading is money you will not get back in the price, and we will tell you where that line is rather than quoting to it.
